OIKOS Boutique Residences is a private estate in Kefalonia, designed as a quiet retreat where architecture, nature and light coexist in balance.

The estate unfolds as a collection of independent luxury villas, each offering privacy, generous outdoor spaces and unobstructed views — inviting guests to slow down, reconnect and truly feel at home.

The OIKOS Estate

OIKOS is a private residential estate composed of two independent luxury villas, designed to offer both autonomy and togetherness.

Each villa functions as a complete private residence, while the estate as a whole allows for flexibility — welcoming families, groups of friends, or larger gatherings seeking privacy, space and comfort.

The Complex has an unlimited, panoramic view overlooking the Ionian sea, the southern part of the island, Mount Ainos and, on a clear day, in the horizon, you can even see the island of Zakinthos (Zante).

The landscape is colored with the light blue of the sky, the deep blue of the sea, the greens and browns of the majestic mountain, and the earthy shades of the rocks. The elements of nature dominate the senses, as the fresh and salty air from the sea mixes with the ethereal aroma of jasmine, night flowers, and forest trees.

Accommodation & Services

Our facilities are kid-friendly, accessible for the elderly and people with disabilities. Upon request and agreement, pets are also welcomed. For children younger than five (5) years old accommodation is free of charge. The minimum period of stay is seven (7) nights. The houses are also available for rent independently of our special event service and facilities.

If you select our car rental service, we will arrange for your
car to be waiting at Cephalonia airport upon your arrival.
You can drop it off at the Residences, and when you
require it again for your final departure or any other trip
around the island, we will make all necessary
arrangements.

Swimming Pools

At OIKOS Boutique Residences we have two swimming pools, seamlessly integrated into their surrounding area. Each is 8 meters long, with a minimum and maximum depth of 1.10 m. and 2.20 m. respectively. They are suitable, friendly and safe for kids. Upon request, and at an extra cost, you can have them heated at your desired temperature.Our swimming pools are located on two levels, so that the overflow of the upper pool creates a waterfall effect as it falls onto the lower. A few meters away there are two showers with cold and warm water
