OIKOS means “home”
OIKOS Boutique Residences is an architecturally designed private estate in Kefalonia, inspired by Greek light, the natural landscape and the discreet luxury of simplicity.
Each space has been conceived as a living organism — an ecosystem of light, calm and functionality — where guests genuinely feel at home. The estate is composed of two independent residences, OIKOS A and OIKOS B, each featuring its own private swimming pool and outdoor jacuzzi, offering complete autonomy and absolute privacy.
Together, as OIKOS TWIN, the estate provides generous indoor and outdoor living spaces, panoramic views of the surrounding natural landscape and the ability to accommodate large families, groups, retreats, celebrations and private events. It is one of the very few private estates in Kefalonia designed to combine such capacity with architectural clarity and privacy.
The architectural study was carried out by Xrysi Tomi SA – Golden Ratio, while construction and supervision were undertaken by OIKOS Design & Constructions, with a strong focus on bioclimatic principles, natural materials and clean, timeless lines.
From the very first contact to check-out, guests enjoy personal communication, tailor-made check-in, a welcome drink and gift, as well as access to carefully curated services including private chef experiences, in-villa massage, wine tasting, yacht and boat trips, premium transfers and bespoke activities.
Our philosophy is simple: every guest should feel that they are returning to their own “oikos” — a home created to offer calm, comfort, security and authentic Greek hospitality.
The construction and layout of the houses is the exceptional outcome of the close cooperation between our 5-member team of talented and experienced professionals: The civil engineer, the architect, the interior designer, the landscape designer, and the electrician and mechanical engineer. All worked together to create a smooth, two-way exchange of beauty and elegance between the buildings and their surroundings. And we believe they have achieved just that.
Where necessary, we have chosen to use glass surfaces to sustain the unobstructed view to the sea, the horizon, and the majestic Mount Ainos. Indoors, we combined the organic warmth of wood and the serenity of clean lines with innovative materials and fabrics that bring elegance to the contemporary design. In the garden, we used stone from the subsoil of Kefalonia and selected all our plants and flowers from varieties that grow naturally on the island.
